A Homeowners Association is a legal entity created for the purpose of managing a community of homes. It is given the authority to enforce the covenants, conditions & restrictions and to manage the common amenities.
Yes. There are fifteen (15) neighborhoods in Kings Ridge. Each neighborhood is a separate entity, so you will belong to the HOA of the neighborhood you live in as well as the Kings Ridge Community Association (KRCA). In addition, you will also be a member of the Clubhouse unless specified otherwise. If you are considering buying a home in Kings Ridge and are not sure if the home you are interested in belongs to the Clubhouse, please contact the Community Office at (352) 242-9653 for assistance.
The Kings Ridge Board of Directors is often referred to as the "Master Board". It is charged with the conduct and management of the Kings Ridge Community Association. It consists of 15 directors, one from each of the 15 neighborhoods.

You must fill out and submit an ACC Application for Approval which may be obtained from the Community Office. Complete the application and materials required for approval listed in the guideline(s) pertaining to your request and return the completed application to the office for further processing.

Your Neighborhood Architectural Review Committee (NARC) will pick the application up from the office. The Neighborhood "NARC" is there to assist you during the ACC application process. They will be first to review such application and will help the resident to be in compliance with the guidelines. The NARC will contact you to discuss the application and what is needed to be added if appropriate. The NARC reviews and approves or disapproves the application. If approved, it is passed on to the ACC for further review and final approval or disapproval. If the NARC disapproves the application, it is considered denied. Some neighborhoods may have additional guidelines residents must follow. Neighborhood guidelines are allowed to be more restrictive than the ACC guidelines but are not allowed to be less restrictive. The NARC will turn the application into the office to be forwarded to the ACC.

The Architectural Control Committee (ACC) will continue processing the application. The purpose of the ACC is to write and maintain the Kings Ridge Architectural Guidelines required to assure an aesthetically pleasing community and to review and approve or disapprove architectural applications from residents according to the guidelines and community documents. The ACC will review the application materials. If they have further questions they may contact the NARC or applicant for further information. After the ACC completes their review, they will approve or deny the application. The application will be returned to the office and the applicant will be contacted with the result and may pick up a copy of the completed face sheet of the application. If approved, the applicant can then make the requested change. If denied, the resident may ask for an individual meeting with the ACC to discuss their individual issue further and give the ACC additional background information. Should the ACC still deny the application after this meeting, the resident may ask for the decision to be overturned by the Master Board of Directors. All applications and background material must be submitted to the community manager who will place the item on the next Board meeting agenda for discussion.

VERY IMPORTANT … Please do not make any change without having first received the approval of both the NARC and ACC.

Each neighborhood may enter into a contract for the above type of services. Each of the neighborhoods currently provide some sort of service from either OpticalTel or Spectrum. The cost for such services will be part of your Neighborhood HOA expense. Contact your Neighborhood HOA directors for any questions or details if needed. The Master Kings Ridge HOA does not provide these neighborhood services
A work order can be submitted for requests pertaining to irrigation repairs, landscaping issues and lawn pest control. You can find and file a work order from a link on the Home page of the Kings Ridge Web site. You can also contact 352-242-9653 or go to the Kings Ridge Community Office for help in submitting a work order. The clubhouse personnel process the work order as a courtesy and convenience to the residents; however, the response time and completion of work orders rests entirely with your neighborhood and your neighborhood contractors. If you are not satisfied with the response to a work order, please contact your neighborhood representatives.
Yes, as long as you properly register your guests at the office, abide by the rules, accompany your guests and supervise your children under 18, visitors are welcome. The North Spa amenities are for adults, 18 and older. Should the clubhouse pool be closed for any reason, the age restriction to the amenities at the North Spa will be lifted at that time.
All visitors must enter by the front gatehouse entrance only and are required to show a valid driver's license to enter the community. Visitors failing to produce such identification will be denied access. One-time visitors must be placed on the resident visitor list. This can be done through the gatehouse link on the website or by calling the gatehouse (352-242-5008) to register your guest and the date they will be visiting. Permanent visitors - Residents may arrange a maximum of five (5) permanent visitors per address to be placed on their resident profile by contacting the Association Office.
No pet shall be permitted outside a home except on a leash. In areas where pets are permitted, they must be restrained by a leash not more than six (6) feet in length.
No pet or animal shall be "tied out" on the exterior of the home, in any common area or left unattended in a yard, porch or patio.
The owner or person walking a pet shall clean up all matter created by the pet.
Pets shall not be walked in the areas surrounding the Clubhouse and North Spa or any mulched area of common area property nor allow pets to urinate on common area plants or bushes.

Member ID badges are required to use the Clubhouse and North Spa facilities. You should wear the ID when possible. If using the pool, exercise equipment or sports courts you must have it with you so that you can show it if needed. ID badges are not required for private parties and events where the public is invited, i.e. Royal Showcase.
Parking is NOT allowed on any grass areas.
If it can fit, an RV may be temporarily parked in the driveway for a maximum of 24 hours. Homeowners or guests may not occupy an RV at any time while parked in the driveway. Parking the RV on the street is not permitted.
Personal vehicles such as cars, SUV's. pick-up trucks and similar vehicles may be parked in the driveway. Covers on such vehicles are not permitted for more than 72 hours in any 30 day period. Guests may park on one side of the street and only on pavement. Overnight parking on the street is not permitted without specific approval of neighborhood president or designee.
Boats, Commercial trucks, Vans & Trailers are not permitted to park in the community without specific written approval of the Kings Ridge Board of Directors and the Chair of the ACC except in the garage of a home.

Garage sales are not permitted. However, one yearly "community garage sale" may be allowed if approved in advance by the Board of Directors.
No. Both the Clubhouse and North Spa are designated as Non-Smoking/Non-vaping Buildings. Smoking areas may be available outside at least 10' from the building. Please place cigarette butts in the proper receptacles
 Assessment payments are due on the 1st day of the month. If payment is not received within 10 days of the due date, a "Late Notice" shall be sent to the member. If payment is not received by the 15th day of the month,  interest shall be charged at an annual rate of 18% on the sum that is delinquent from the due date until paid.  Any member assessments not paid within fifteen(15) days after the due date may bear a late fee in the amount of $25.00.  If payment in full of the outstanding balance is not made within 30 days of the due date, an "Intent to Lien Notice" shall be sent to the member.  Unpaid assessments can lead to liens against property or foreclosure.
No garbage cans, supplies or other similar articles shall be maintained on any home site to be visible from outside the home site.
